How did we get started?

 

in 2009 i took my first job…

involving Real Estate, I began working full time with a private investor who owned several properties that were being flipped and required rehab work. Over the next year and half I worked off and on for this investor while attending the College of Southern Maryland. After getting a bachelors degree at the University of Maryland and beginning to work full time as a mechanical engineer for NAVAIR I started looking for side jobs and ended up doing some rehab work for an a different investor who bought properties for rental income. After a year of doing this work on weekends and evenings, I started looking for an outlet of my own for my passion in Real Estate. I decided that I wanted to be the guy collecting rents or flipping houses not just the guy working for a paycheck. After 13 months of searching I found a property that would allow me to both generate income and reduce my living expense.

That first property was a triplex located just south of PAX River NAS, this multi-generational property had been in the same family for nearly 40 years. I was able to purchase it in 2016 as an owner occupant and utilize an FHA mortgage putting down 3.5% of the sales price. The property came with one occupied unit. I quickly made minor repairs to a leaky kitchen sink prior to screening our first tenant for the empty unit. In the next two years I married my wife who moved into our unit of the triplex with me and we began our search for our next place to call home. A local real estate agent who I had worked with in the past contacted me and asked if we were interested in a duplex in close proximity to our first property. In 2018 we purchased the duplex and spent the next year working on periodic improvements with tenant turn over and as the properties income permitted.

In the early summer of 2019 my wife and I welcomed our first born son into the world and shortly after made a decision to focus our energies on developing what to this point was only a hobby. In August of 2019 we established Bay Flats LLC to act as a property management company for the real property we hold an equity interest in, as well as a marketing platform to continue to build a rental portfolio.
